1      Name of Plan

This Plan is Parramatta Local Environmental Plan 2011 (Amendment No 13).

2      Commencement

This Plan commences on the day on which it is published on the NSW legislation website.

3      Land to which Plan applies

This Plan applies to 24–26 Railway Parade, Westmead, being Lot 10, DP 605684,

Lot 1, DP 952720 and Lot 1, DP 972068.

4      Maps

The maps adopted by Parramatta Local Environmental Plan 2011 are amended or replaced, as the case requires, by the maps approved by the Greater Sydney Commission on the making of this Plan.

5      Amendment of Parramatta Local Environmental Plan 2011

Clause 6.10A

Insert after clause 6.10:

6.10A	Development on 24–26 Railway Parade, Westmead
(1) This clause applies to 24–26 Railway Parade, Westmead, being Lot 10, DP 605684, Lot 1, DP 952720 and Lot 1, DP 972068. (2) Despite clause 4.4, development consent must not be granted for development on land to which this clause applies if the floor space ratio for any part of a building used or proposed to be used for residential purposes exceeds 1.5:1.
