Environmental Planning and Assessment Act 1979.

1      Name of Plan

This Plan is Liverpool Local Environmental Plan 2008 (Amendment No 27).

2      Commencement

This Plan commences on the day on which it is published on the NSW legislation website.

3      Land to which Plan applies

This Plan applies to certain land to which Liverpool Local Environmental Plan 2008 applies.

4      Maps

Each map adopted by Liverpool Local Environmental Plan 2008 that is specified in Column 1 of the following table is declared by this Plan to be amended or replaced, as the case requires, by the map specified opposite in Column 2 of the table as approved by the Minister on the making of this Plan:

Insert “Veterinary hospitals;” in alphabetical order in item 3 of the matter relating to

Zone RU4 Primary Production Small Lots.

Omit “Sex services premises;” from item 3.

Dwelling houses in Zone R3 and Zone R4—height and floor space ratio

controls

(1)

This clause applies to land in the following zones:

(a)	Zone R3 Medium Density Residential,
(b)	Zone R4 High Density Residential.

(2)

Despite clauses 4.3 (2) and 4.4 (2), development consent must not be granted to development for the purpose of a dwelling house on land to which this clause applies unless:

(a)	the dwelling house will not exceed a height of 8.5 metres, and
(b)	the floor space ratio of the dwelling house will not exceed 0.6:1.

7.34

Dwelling houses at Church and Campbelltown Roads, Denham Court and

Greendale Road, Wallacia—amalgamation of lots

(1) This clause applies to the following land:

(a)

land at Denham Court, being:

(ii)	Lots 11 and 19, Section B, DP 1443, being land fronting Church and Campbelltown Roads,

(2) Despite any other provision of this Plan, development consent must not be granted to development for the purpose of a dwelling house on land to which this clause applies, being land comprising the lots referred to in subclause (1) (a) (i), (ii), (iii), (iv), (v), (vi) or (vii) or (b) (i), (ii), (iii) or (iv) unless the land comprising the lots referred to in that subparagraph has been amalgamated into a single lot.
