1      Name of Plan

This Plan is Blacktown Local Environmental Plan Amendment (Sydney Region

Growth Centres—North West Growth Centre) 2021.

2      Commencement

This Plan commences on the day on which it is published on the NSW legislation

website.

3      Land to which Plan applies

This Plan applies to certain land in the Marsden Park Industrial Precinct under State

Environmental Planning Policy (Sydney Region Growth Centres) 2006.

4      Maps

The maps adopted by State Environmental Planning Policy (Sydney Region Growth

Centres) 2006 are amended or replaced, as the case requires, by the maps approved

by the local plan-making authority on the making of this Plan.

Insert after clause 4.5A—

4.5B

Floor space ratio for certain development

Despite clause 4.4, the maximum floor space ratio for a building on land

shown as “Area D” on the Floor Space Ratio Map is not to exceed 1:1

if the building is used for any of the following purposes—

(a)

educational establishments,

(b)

hardware and building supplies,

(c)

recreation facilities (major),

(d)

registered clubs,

(e)

service stations.
