(Amendment No 17)

under the

Environmental Planning and Assessment Act 1979

1      Name of Plan

This Plan is Baulkham Hills Local Environmental Plan 2005

(Amendment No 17).

2      Commencement

This Plan commences on the day on which it is published on the NSW legislation website.

3      Aim of Plan

The aim of this Plan is to amend Baulkham Hills Local Environmental

Plan 2005:

(a)	to rezone certain land from Zone 1 (a) (Rural 1 (a) Zone) and Zone 5 (b) (Special Uses 5 (b) (Existing and Proposed Roads) Zone) to Zone 2 (d) (Residential 2 (d) (Protected) Zone), Zone 5 (b) (Special Uses 5 (b) (Existing and Proposed Roads) Zone) and Zone 6 (a) (Open Space 6 (a) (Existing and Proposed Public Recreation) Zone), and
(b)	to require assistance towards the provision of regional transport infrastructure to satisfy needs that will arise from intensive urban development of that part of the land that is within Zone 2 (d) (Residential 2 (d) (Protected) Zone) before development consent is granted for the subdivision of that land.

4      Land to which Plan applies

(1)

In respect of the aim referred to in clause (3) (a), this Plan applies to the land shown edged heavy black on the map marked “Baulkham Hills Local Environmental Plan 2005 (Amendment No 17)” deposited in the office of The Hills Shire Council.

(2)

In respect of the aim referred to in clause (3) (b), this Plan applies to the

land shown lettered “2 (d)” on that map.
